Carnot, the real Cannes for the people of Cannes.
Rental management in everyday Cannes, from the train station to Carnot High School. Tree-lined boulevards, Haussmann-style buildings, bakeries, and pharmacies on every corner. A practical clientele that wants the charm of Cannes without the tourist prices, and rents properties just as readily in February as in August.
The Cannes you don't see in the brochures.
Between the train station and Carnot High School, the boulevards still bear their pre-war names. Here, visitors come to experience Cannes, not to pose for a postcard. This has been our stomping ground for the past four seasons.
North of the railroad tracks, Carnot defines the Cannes that the locals truly call home. Wide, straight avenues, rows of plane trees, and stone buildings constructed between 1880 and 1930 for the local bourgeoisie and visitors to the film festivals of that era. Boulevard Carnot, Avenue du Maréchal Juin, Rue Jean Jaurès. The facades feature pediments, corbels, and wrought-iron balconies that haven’t changed in a century. A ten-minute walk from Rue d’Antibes, fifteen from La Croisette, but outside the usual tourist bus routes.
The rental market is homogeneous. Upmarket apartments ranging from 50 to 120 square meters, with two to four rooms, 12-foot ceilings, herringbone hardwood floors, crown molding, modernized kitchens, and wrap-around balconies. Purchase prices remain 30 to 40 percent below those on the Croisette, and that is exactly what appeals to the rental clientele: executives on business trips who prefer an 80-square-meter apartment to a 35-square-meter business apartment, French families spending a week in Cannes without breaking the bank, and visitors to trade shows who avoid the crowds on the Croisette in May.
The big difference from the rest of Cannes: Carnot is bustling all year round. Neighborhood shops, bakeries, pharmacies, greengrocers, bistros for lunch, and the Gambetta Market three times a week. It’s not the typical summer postcard scene, but it’s exactly what reassures a traveler staying for a week in February or March. Occupancy rates in Carnot remain strong year-round, whereas the Croisette sees a sharp dip during the off-season. Fewer high-end guests, more volume. A different balance.
Six reasons to rent out your Carnot on a seasonal basis.
Do you own a one-, two-, or three-bedroom apartment on Carnot? Here’s why renting it out on a short-term basis can earn you 1.5 to 2 times more than a standard furnished lease, while still allowing you to take the keys back for Christmas or a week in June without notice.
Business trips, trade shows, family visits.
Carnot caters to a market that isn't limited to the summer. Business travelers who avoid hotels on the Croisette, teams attending the MIPIM, MIPCOM, and MAPIC trade shows who want to stay away from the noise, and French families on a stopover. A significant portion of its annual revenue is generated outside of July and August.
Less per night than a Croisette, but more nights occupied throughout the year.
A renovated one-bedroom apartment in Carnot rents for around 110–180 euros per night during the off-season, 160–240 in July and August, and up to 280 during major trade shows. While this is less impressive than a property with a sea view, the annual occupancy rate more than makes up for it. For our one- and two-bedroom apartments in Carnot, the gross revenue per square meter regularly exceeds that of smaller units on the Croisette.
Twelve months of hard work, not three months of partying.
From March to October, business remains strong; from November to February, it stays active with trade shows and family visitors. This kind of trend is reassuring for an owner who doesn't want to rely on a single season.
Just a ten-minute walk from Rue d'Antibes, without paying the high tourist prices.
That’s the only selling point that matters to a practical traveler. Cannes without the noise or the crowds, but with everything within walking distance. The ad practically writes itself.
Between 1.5 and 2 times more than an annual lease.
A 75-square-meter two-bedroom apartment in Carnot under an annual furnished lease yields €15,000 to €18,000. The same property with us on a seasonal basis: €28,000 to €38,000 gross, €22,000 to €30,000 net, with your personal weeks available without needing to give the tenant notice.
No blocking objections from co-owners on the eighteen Carnot listings.
Unlike some of the city’s premium condominiums, the Haussmann-style buildings in Carnot have been hosting short-term rentals for decades. The property managers are familiar with the process. We review the building regulations before signing a management agreement to anticipate any rules (noise levels, common areas, parking), and out of eighteen agreements signed since 2024, there have been zero outright refusals and zero disputes at homeowners’ meetings.
Five hidden gems off the beaten path.
Boulevard Carnot, Lycée Carnot, the SNCF train station, Simone Veil Hospital, and Gambetta Market. These five landmarks define the heart of a Cannes neighborhood that no brochure would feature on its front page.
Five landmarks that capture everyday life in Cannes. A neighborhood where you can buy bread, salad, and a train ticket without ever having to drive. We provide every traveler with a handy guide to bakeries, lunch spots, and market hours.
Carnot: A Full Year.
Carnot doesn't rely on spikes in demand. It focuses on consistency: steady demand over a twelve-month period, with a boost during major trade shows and the family summer season.

Carnot, the winning volume.
Figures based on our managed apartments and comparable properties in the area. Rents are lower than on the Croisette, but occupancy rates are significantly higher. By the end of the year, the gap narrows and sometimes reverses for smaller units.

Professional demand driven by the Cannes trade shows (MIPIM, MIPCOM, MAPIC), supplemented by summer tourism and regional tourism.
2- to 4-bedroom apartments in the Carnot neighborhood and surrounding areas, with no brokerage fees. Yields are often higher than on the Croisette for investors comparing properties of similar size.
Price ranges observed in the Carnot seasonal rental market. Purchase prices along the Croisette for properties of comparable size often yield a higher gross return.

Three practical services.
Higher turnover than in villas, business travelers who arrive late and leave early, standard condominiums. Carnot doesn’t need a concierge service that goes overboard. It needs a concierge service that runs smoothly. A 20% commission—nothing else.
Mixed-use rental management for commercial and residential properties
Strategic pricing, bilingual (French-English) listings, and scheduling aligned with trade shows and family vacation seasons. Rates adjusted by micro-season without creating windfall effects, and a filtered clientele to avoid disruptive weekend bookings.

- 90-minute cleaning service between stays
- Maintaining hardwood floors and moldings without harsh chemicals
- Systematic Post-Stay Photo Checklist

- Secure key box with one-time code
- In-person visits available upon request (festivals, trade shows, families)
- Passenger hotline available 7 days a week in French and English
Three key factors that make all the difference.
No one-size-fits-all guarantee. Every property has its own seasonality, exact location, and type. Here are the three strategies we consistently employ to maximize your net return.
Dynamic pricing
We adjust our rates daily based on local demand, business events, and seasonal trends. Our goal is to set the right price at the right time—without leaving profit on the table during peak season or driving away potential bookings during off-peak periods.
Cross-platform visibility
Optimized listings, professional photos, multi-channel distribution on Airbnb, Booking, Abritel, and other platforms tailored to your market segment. More visibility, more bookings, fewer empty days on the calendar.
Zero mental load
Listings, pricing, reservations, check-in, check-out, housekeeping, linens, maintenance, and guest communication. We handle it all. You collect the proceeds. A transparent 12-month contract. A one-time 20% commission, with no hidden fees.
Results vary depending on the specific property, its exact location, type, and seasonality. The ranges shown in the market section above are indicative figures based on industry trends, not individual guarantees.
From the start to the finish.
